Dos Rios is a 30-acre mixed-use development located at the confluence of the Colorado and Gunnison Rivers in Grand Junction, Colorado. The project transforms a former industrial site into a connected riverfront community that integrates residential, commercial, and recreational uses within walking distance of downtown.

The master plan includes approximately 5,000 square feet of retail, office, food and beverage, and entertainment space—anchored by the Crawford Row Townhomes, Starbucks, and The Confluence Center of Colorado, a nonprofit hub designed for events, education, and public engagement.

Crawford Row offers modern townhomes with direct connections to the adjacent trail network and riverfront. Future phases will introduce multifamily housing, additional retail, and community amenities such as splash pads, public art, and activated open spaces.
