Strategically acquired in 2020, MAY | RIEGLER assembled a five-parcel, 50.27-acre site in Upper Marlboro, Maryland, located in the heart of Prince George’s County—one of the fastest-growing industrial submarkets in the Washington, D.C. metro area. Guided by a clear investment thesis and deep understanding of regional market trends, the team identified a compelling opportunity to meet rising demand for Class A industrial space fueled by e-commerce growth, last-mile delivery logistics, and shifting supply chain dynamics.

Over the course of four years, MAY | RIEGLER led a complex entitlement process that involved coordination with multiple government agencies, community stakeholders, and consultants to secure full approvals for a best-in-class, 350,000 square foot logistics and distribution facility. The site was carefully planned to maximize operational efficiency and long-term flexibility for future users, with modern design specifications, ample trailer parking, and optimized loading configurations.

Ideally located with direct access to the I-95 corridor, the Capital Beltway (I-495), and key regional distribution centers, the project was well-positioned to serve both regional and last-mile logistics needs across the Mid-Atlantic.

In September 2023, following successful entitlement and pre-development efforts, the fully approved industrial development was sold to Prologis, the world’s leading logistics real estate company.
