Strategically acquired in 2020, May Riegler assembled a 50.27-acre, five-parcel site in Upper Marlboro, Maryland—one of the fastest-growing industrial submarkets in the D.C. metro area. Recognizing rising demand driven by e-commerce and last-mile logistics, the team advanced a clear strategy to deliver Class A industrial space in a high-barrier location.

Over four years, May Riegler led the entitlement process, securing approvals for a modern 350,000 SF logistics facility designed for operational efficiency, flexible use, and optimized loading and trailer capacity.

With direct access to I-95 and I-495, the site was ideally positioned to serve regional distribution needs. In September 2023, the fully entitled project was successfully sold to Prologis, the world’s leading logistics real estate company.
