3625 16th st NW
Washington, DC

The Fitzgerald was an extensive renovation of an existing apartment building directly across the street from Rock Creek Park, in the Columbia Heights neighborhood. The building was purchased as a sparsely occupied 23 unit apartment building, consisting of a mix of 1, 2 and 3 bedroom units and an unfinished basement that housed a boiler and other antiquated mechanical systems. Since acquisition, the basement has been made use of by adding units and bike storage.
The larger inefficient units on the above grade floors have been re-demised in order to add a total of 13 units to the existing structure. The common area, landscaping, and lobby have been fully restored and outdoor amenities such as a picnic area, dog run, and outdoor grills are being added for use of the tenants. Tenants will also have access to a gym in the neighboring building, The Carraway, which is on the same property.
